Nationally commercial and multi-family construction companies are building apartment and condominium complexes near State Colleges and Universities. Not so at Private Colleges and Universities. Every new complex has a waiting line of students longer than the number of units available.

1) State Colleges and Universities don't have the dormitory room capacity to serve the ever increasing number of full-time students enrolled. States across the country are way behind in funding new construction of dormitories.

2) Most State Colleges and Universities who mandate that all Freshman students must live on campus can not guarantee dormitory room space for every new Freshman student. This is a problem across the country and an opportunity for investors.

3) 2008 College applications soar. 3.3 million students will graduate high school. Two thirds will seek some form of higher education. Graduate Schools are expanding and have a greater enrollment each year meaning student rentals for an additional 2 or more years.

4) State Colleges and Universities do not receive the amount of cash endowments for buildings as the Private Colleges and Universities. Private schools sit on millions and millions of dollars when State Colleges and Universities depend on taxes for support.

5) State Colleges and Universities favor the in-state resident students with lower tuition fees. Out of state students who live in dormitories can not qualify for In-State resident status to take advantage of these lower tuition fees. These out of state students must live off campus in rental properties or own a home to meet some of the qualifying requirements.

6) Parents of College and University students are more willing to pay a small premium for safety, easy travel to and from campus walk or drive and a clean well maintained property. The parents want their students to have the conveniences of home.

7) State Colleges and Universities will help you advertise your rental properties they often have Off Campus Housing websites that will allow you to advertise for a small fee. They will publish a list of properties at the Off Campus Housing department. Some private Colleges and Universities only allow students to rent from an approved property list. Its almost impossible to get listed unless you have solid contacts at the university or with the alumni association.
